Like millions of loans are under way and hundreds of thousands of these loans are in or headed for foreclosure, many homeowners are using real estate agents to help them in their hour of need.
Unfortunately, most real estate agents are not properly trained to handle the complexities of negotiating with a bank to help homeowners. The agents are in total disadvantage because many do not realize they are in a negotiation with a training troubleshooter whose job is to mitigate losses for the lender.
Most agents seem be much more concerned about how to ensure you receive your commission to help them escape from exclusion owner. In states with the highest rates of execution mortgage, it takes less time to become a real estate agent does to become a head clerk at Disney World.
In California can become in a real estate agent and start selling houses by taking an "open book" test that requires only a 60% pass grade or better. In Florida, you can become in a real estate agent by taking one class a week that will give a "simulation" of responses in some courses, and Nevada, which is more criteria can become an agent in less than two weeks.
All three require only a high school diploma. This is the person to be handling the "negotiation" of his house in foreclosure? If this were not enough, now we are in crisis, foreclosure, most have had no experience in this market and are struggling to learn and complete what is called a "short sale".
A short sale is when the lender agrees to accept less than what they are owed in order to facilitate the sale of the defaulting owner's property. Most agents have had little or no experience Prior to that effect and are using the homeowner's property as a form of control on the job training! All the while locking the owner in the most scandalous side-selling arrangement you can imagine.
This is absurd! So we think it is important that the homeowner in foreclosure find what they are getting on or what's on, if you have already linked their hopes to the newly dubbed "expert in short sale" real estate agent.
"10 Questions to ask your realtor … before it is too late"
1. How many short sale transactions completed successfully? Do you have the MLS numbers that you have successfully completed? Remember that are licensed professionals, and assume that they are not … but that is another story.
2. How many current property ads to you represent that are in foreclosure? Can I have the numbers of the MLS?
3. Are you a complete real-time agent of goods devote full time to sell my home and other homes you have listed in the implementation a mortgage?
4. How long have you been an agent / broker?
5. What training have you had in negotiating sales in short? How much time do you spend on that training?
6. Please explain to me in detail what marketing is doing in connection with the sale my property? Could you bring me over ads sheets and invoices so you can see how much is spent on marketing the property of MI?
7. I realize a short sale can take place without a buyer. Do you have buyers lined up ready to go? You'll love the answer to that question!
8. As I am in foreclosure and who have Special needs and have a definite timetable in which to get my house sold … I cancel my listing agreement at any time if you receive an offer that does not come from you? I mean I have to .. that .. sell my house and I can not pay a sales agreement that requires me if I can find the buyer, and I'm able to escape exclusion. Will you release me if I find my own buyer and can exit the exclusion?
9. How many of your exclusion lists have finished being auctioned despite their "efforts"? I Wonder how many times it takes a list and have not been able to produce a buyer? Can I have MLS numbers?
10. If I have an offer, and it would allow me out of exclusion, but would mean that not enough funds for you can get a commission … would first of all present and secondly not all stand in my way and haunt me for a commission? After all .. I you would agree, I'm in something of an emergency.
*** By the way .. talk to the Board of Governors here in Florida and an agent would to waive the fees if it meant you were able to save your home from foreclosure! Here's a bonus question to ask …. can you please me give their answers to the above questions in writing on company letterhead?
Let me save you the trouble Mr. homeowner … your agent is not spending money on the ad, short sales are "nothing" right now and his agent has had no experience in short sales, and no or the home buyers would not be in MLS.
You may want to start packing if not carefully and thoroughly interview the real estate agent who comes to knocking on your door.
